DUOFLEX structural waterproofing system for £100m Winnersh Triangle redevelopment
The 15-year, £65 million redevelopment of the Winnersh Triangle Business Park will ultimately provide 2 million sq ft (185,806 sq m) of office space. In the first phase, engineering firm Jacobs occupied buildings for which Flag-Soprema DUOFLEX was used to waterproof the 25,000 roof.
The building design was driven by best practice in sustainability and incorporated a range of technical innovations. In addition to achieving a high BREEAM rating and low CO2 emissions, waterproofing warranty criteria were of particular importance.
With the benefit of BBA certification in support of the product’s building lifetime performance DUOFLEX was proposed jointly by Flag-Soprema in conjunction with its approved contractor Roofline. The system is suitable for application to detailing and upstands prior to phased works by other trades so the roof deck can be used as a working platform prior to Duoflex application. Once applied, it requires no subsequent recoating or maintenance and with no curing or on-site mixing it is ideal in situations where other trades need access to the roof. Duoflex provides immediate waterproofing protection, so phasing of work could be planned without difficulty.
Wates’ commercial team worked closely with design and cost consultants to ensure a best value contract through extensive market testing and material assessment. Wates’ Project Manager Sean Franks commented: “Duoflex proved to be an extremely flexible, cost-competitive system, with the qualities of asphalt but without the weight. It is quick to install and highly durable”.
